Lease terms

Tenancy Basics The lease is a month-to-month tenancy, continuing until either party gives proper written notice. Rent is $1,300 per month, due on or before the 1st of each month, paid to the landlord by check or the landlord's designated payment service. A security deposit equal to one month's rent is required. No more than 2 occupants are permitted, and the lease name(s) are the only legal tenants subleasing or assigning the unit is not allowed without written permission. Pets No pets are permitted, with the standard exception for service animals in active service (written notice to the landlord is required before move-in for any service animal). What's Included vs. Tenant-Paid Water, trash, and sewer are included in rent and paid by the landlord. Tenant is responsible for gas, electric, cable, and internet, along with maintaining phone service. The unit does not come with appliances. Tenant Responsibilities Tenants are responsible for snow and ice removal from steps and sidewalks, putting garbage out on pickup day (no more than 12 hours early), and keeping the unit clean and sanitary. Parking One parking spot in the driveway is guaranteed per unit, limited to one vehicle. Additional vehicles must be parked on the street. Vehicles must be registered, inspected, and insured, and may not leak fluids onto the driveway. Insurance Renters insurance is required for all tenants, naming the landlord as an additional insured, with proof provided before move-in. House Rules No smoking anywhere inside the building (including e-cigarettes and marijuana), no drug use or sales on the premises, and no loud music after 10 p.m. Political or advertising signage is not permitted.
