UTILITIES The Tenant shall pay all utility charges for services on the Premises. TENANT REPRESENTATIONS (a) Requirements. The Tenant shall ensure that the Tenant and any household member, invitee, or guest of the Tenant: i. keep the Premises clean, sanitary, and in good condition and, on termination or expiration of the tenancy, return the Premises to the Landlord in a condition identical to that which existed when the Tenant took occupancy, except for ordinary wear and tear; ii. comply with all existing rules and regulations regarding the Premises, and any future amendments or modifications of those rules and regulations; iii. operate all electrical, gas, and plumbing fixtures properly and keep those fixtures clean and sanitary; iv. notify the Landlord immediately about any defects or dangerous conditions in and around the Premises of which the Tenant becomes aware; and v. at the Landlord's request, reimburse the Landlord for the cost of any repairs to the Premises necessitated by the Tenant's or the Tenant's guests or invitees misuse or neglect. No Smoking. The Tenant and the Tenant's household members, invitees, and guests may not smoke on the Premises. Smoke Detectors. The rental unit is equipped with properly functioning smoke detectors. Resident agrees to test the smoke detectors in the rental unit monthly for proper function. Resident agrees not to interfere with their normal function or disable any detectors in any manner. Insurance: TENANT acknowledges that Landlord's insurance does not cover personal property damages caused by fire, theft, rain, war, acts of God, acts of others, and/or any other causes, nor shall Landlord be held liable for such losses. Tenant hereby agrees to obtain his own insurance policy to cover any personal loses. This does not waive Landlord's duty to prevent personal injury or property damages where that duty is imposed by law, however, Tenant's failure to maintain said policy shall be a complete waiver of Tenant's rights to seek damages against Landlord for above stated losses. Landlord agrees to pay monthly HOA. Resident shall not disable smoke detector. It is the responsibility of Resident to periodically self-test the smoke detectors to ensure its proper operation and notify Landlord of any malfunction. Renter agrees to cover house cleaning at end of lease agreement.
