Lease terms

- The rental term of lease is 1 year, renewable annually. - Must be able to verify income. - Tenant responsible for garbage, electric, phone and internet. - Spectrum internet is available at this location. - Landlord is responsible for water and septic. - Tenants are responsible for the safety and supervision of their pets. The property is located in a rural mountain environment with black bears, cougars, deer, coyotes, skunks, and other wildlife. One pet may be approved with a refundable pet deposit. - Tenant(s) are required to obtain renter's insurance for liability and damage. - Long-term rental only; no short-term or vacation rentals. - All occupants 18 years and older must submit an application, qualify, and be listed on the lease. - No subleasing or assignment of the lease. - Guests staying longer than 14 consecutive days require prior approval. - Home offices that do not create customer traffic, employees, or commercial activity are permitted. Any other business use of the property requires the landlord's prior written approval. - No smoking in the home or on the property. No exceptions.
