STANDARD LEASE AGREEMENT OFFER TO RENT: The Landlord hereby rents to the Tenant(s), subject to the following terms and conditions of this Agreement, a single-family home with the address of 909 Willshire Ave., Fort Collins, Colorado consisting of 2 bathroom(s) and 3 bedroom(s). PURPOSE: The Tenant(s) and any Occupant(s) may only use the Premises as a residential dwelling. It may not be used for storage, manufacturing of any type of food or product, professional service(s), or for any commercial use unless otherwise stated in this Agreement. APPLIANCES: The Landlord shall provide the following appliances: Dishwasher, Dryer (for Laundry), Hot Water Heater, Microwave, Oven, Refrigerator, Washer (for Laundry), and all other appliances to be provided by the Tenant(s). Any damage to the Landlord's appliances shall be the liability of the Tenant(s), reasonable wear-and-tear excepted, to be billed directly or less the Security Deposit. LEASE TERM: This Agreement shall be a fixed-period arrangement beginning on the agreed upon date with the Tenant(s). RENT: Tenant(s) shall pay the Landlord in equal monthly installments of $2,800.00 (US Dollars) hereinafter known as the "Rent". The Rent will be due on the First (1st) of every month and be paid through an electronic payment directly to the bank of the Landlord. SECURITY DEPOSIT: A Security Deposit in the amount of $2,800.00 (US Dollars) shall be required by the Tenant(s) at the execution of this Agreement to the Landlord for the faithful performance of all the terms and conditions. The Security Deposit is to be returned to the Tenant(s) within 60 days after this Agreement has terminated, less any damage charges and without interest. This Security Deposit will not be credited towards rent and will be deposited after receiving it. PARKING: The Landlord shall provide the Tenant(s) 5 Parking Spaces. The Parking Space(s) can be described as: garage parking and driveway parking. Additional parking can take place on the street right outside the property. UTILITIES: The Landlord agrees to pay for the following utilities and services: Water and Trash Removal. The Tenant(s) will be responsible for Gas (Xcel Energy) and Electricity (Xcel Energy). The Landlord will provide the Xcel Energy bill to the Tenant(s) and they will transfer that total amount before the next due date for rent. PETS: The Tenant(s) will be required to pay a refundable pet deposit of $600 for each pet on the property. Any damage caused by pets will be taken care of from the pet deposit first and if additional funds are required, the security deposit will be used. NOISE/WASTE: The Tenant(s) agrees not to commit waste on the premises, maintain, or permit to be maintained, a nuisance thereon, or use, or permit the premises to be used, in an unlawful manner. The Tenant(s) further agrees to abide by any and all local, county, and State noise ordinances. SMOKING: No smoking, vaping, or use of tobacco, marijuana, or similar products is permitted inside the home, garage, or any enclosed structure on the property. LAWN CARE and SNOW REMOVAL: Tenant(s) shall maintain the yard in a clean and orderly condition, including mowing, basic weed control, and seasonal upkeep. The Tenant(s) shall be responsible for snow and ice removal from walkways, driveways, and entrances as required by local ordinances. OCCUPANCY: Occupancy is limited to approved tenants listed on the lease agreement. MAINTENANCE: Tenant(s) shall promptly notify Owner of any maintenance issues. Tenant is responsible for replacing HVAC filters and maintaining the property in a clean and sanitary condition. DEAN ACRES AMENITIES: Tenant(s) may enjoy any Dean Acres neighborhood amenities and lake access privileges available to the property, subject to all neighborhood rules, regulations, and restrictions.
