Lease terms

- Lease Term The lease term minimum is 1 year - Rent Tenant agrees to pay Landlord rent in the amount of $1,400 per month, due on the 1st day of each month. - Security Deposit Total security deposit is $1000. Move in cost required is first, last month and security deposit. Deposit will be returned according to Colorado state law, minus lawful deductions. - Occupancy The premises shall be occupied only by the Tenant unless written permission is granted by the Landlord. - Maintenance & Repairs Tenant agrees to maintain the premises in clean and good condition and notify Landlord of necessary repairs. Tenant is responsible for damages caused by negligence or misuse. - Utilities All utilities shall be paid by the Tenant. Water is included in the monthly base rent. - Late Fees & Non-Payment If rent is not paid within 5 days after the due date, a $50 late fee will be charged. If rent remains unpaid by the 10th day after the due date, the Landlord may issue an eviction notice in accordance with Colorado law. - Pets Pets are allowed with prior notice to the Landlord and an additional fee of $30 per month with pet deposit prior to move in. - Smoking No smoking is allowed inside the unit. - Termination Either party must give 60 days written notice to terminate this agreement, unless otherwise required by Colorado law.
