Owner pays HOA (Water, Amenities). Renter responsible for cable and electric. Last month rent due at signing. No Smoking, inside or on porch. Pets policy negotiable. (Pet deposit and added rent/pet.) Lease duration and rent due: 1 month furnished: $2,100 6 months: $1,900 (furnished/unfurnished) 12 months: $1,800 (furnished/unfurnished) Parking spaces in front of condo, no trailers allowed in parking area per the HOA Tenant responsibilities: -Tenant is responsible for the following during lease term: Utilities: Electricity, Cable / internet, Any optional streaming or personal services -Maintenance & Care Routine housekeeping and interior cleanliness Prompt reporting of maintenance issues Care of flooring, appliances, and fixtures Replacement of light bulbs, batteries, and filters as needed (unless otherwise specified) -Exterior / Community Compliance with all HOA/community rules and regulations Proper use of shared amenities (pools, tennis, pickleball, etc.) No alterations to property exterior, porch, or common areas -Pets (if applicable) Compliance with approved pet policy Responsible pet ownership including waste removal Any damage caused by pets is tenant responsibility -Repairs & Damage Tenant responsible for damage beyond normal wear and tear Immediate reporting of leaks, electrical issues, or safety concerns Tenant negligence-related repairs may be charged back -Furnishings (if furnished lease) Care of all included furnishings No removal or replacement of owner items without approval Tenant responsible for damages to furniture or household items -Property Use No smoking inside unit or screened porch No illegal activity on premises Property must be used as primary residence or approved lease purpose only *Occupancy is limited to lease-approved tenants only.
