Utilities (water, hvac, wifi, trash removal excluding bulky items) are included in the rental cost. Ample parking is available on Tacoma Avenue - parking behind the property or in the driveway is reserved for property owner and their guests. Laundry facilities, bathroom and refrigerator are in a shared part of the home, but property owner will at times be in that part of the home to access laundry facilities. Pets - Pets are negotiable. If an exception was granted for pets, the following provisions would be in effect: Property owner's cat is indoor/outdoor, so renter's cat would need to be indoor only. Dogs would need to be potty-trained and be on leash at all times while not inside the apartment. Pets must not be allowed to be destructive in the apartment and destruction of property by pets can void this lease. There would be an additional small monthly pet rent fee charged to cover normal wear and tear. That fee would be negotiated based on the pet(s). No smoking of any kind is allowed inside or outside on the property, including but not limited to cigarettes, cigars and marijuana. All occupants of the house are expected to keep music, television, etc. at low volume between the hours of 10 pm and 8 am. Renter must agree to a credit check. Property owner will accept a reusable tenant screening report taken created within the past 60 days.
