Lease terms

A minimum 12-month lease is required. Each applicant 18 years or older must apply separately. Applicants will be asked to provide residential history and rental references as part of the application process. Income & Credit Guidelines: Combined verifiable gross household income must be at least 2.75 times the monthly rent. A credit score of 620+ is preferred. Credit is reviewed as part of the full application, but decisions are not based solely on the credit score. Eviction records, unpaid rental balances, income, credit history, rental history, and background screening results are reviewed as part of the overall application. Move-in cost is typically first month's rent plus one month security deposit. Please note the security deposit may increase depending on the overall strength of the application and whether all requirements are met. Required Documents: Valid government-issued photo ID Proof of employment and/or verifiable income Last 2 month of pay stubs Last 2 months of bank statements Background Screening: All applications include a background screening, credit check, and eviction history review. Criminal history, including reported felony convictions when applicable, may be reviewed as part of the full application. Any information is evaluated based on the overall application, including the nature, severity, recency, and relevance of the record. Community Parking Rule: Please note that the community does not allow vehicles with business logos, lettering, or wraps to be parked outside of the garage.
