Landlord provides fiber 1GB internet as part of rent (tenant cannot modify the account). Garage fully excluded from Tenant's use. Landlord access only. Tenant must comply with all HOA CC&Rs covering parking, trash, noise, landscaping, and exterior appearance. HOA fines caused by tenant are tenant's responsibility. Exterior security cameras on premises (no interior surveillance).
