Lease terms

1. Lease Term Tenant agrees to one of the following lease options: ___ 9-Month Lease at $500/month + utilities ___ 12-Month Lease at $450/month + utilities Lease Start Date: ___________________ Lease End Date: ___________________ Tenants with a 9-month lease may remain during the summer months at a rate of $400/month with a signed lease extension. 2. Rent Monthly rent is due on the ___ day of each month. Payments shall be made via: cash, check, venmo, or cash app A late fee of $50 will be charged for rent not received within 3 days of the due date. Continued failure to pay rent may result in legal action and/or eviction proceedings in accordance with state law. 3. Security Deposit Tenant agrees to pay a $550 security deposit prior to move-in. The security deposit may be withheld partially or fully for: Major damage beyond normal wear and tear Unpaid rent or utilities Cleaning costs beyond normal use Violations of lease terms 4. Utilities Utilities will be split evenly among all tenants. Each tenant's utility responsibility will not exceed $100 per month unless otherwise agreed upon due to unusually high utility usage. Utilities may include: Electric Gas 5. Smoking Policy Smoking is NOT permitted inside the home under any circumstances. Smoking outside is permitted so long as waste is disposed of properly. Violation of the no-smoking policy inside the home may result in lease termination and forfeiture of the security deposit. 6. Pets Pets are allowed only with homeowner approval. Tenant is responsible for: Any pet-related damage Cleaning up after pets Ensuring pets do not disturb other tenants Additional pet rules may be added if necessary. 7. Guests and Significant Others Guests are welcome respectfully. Tenant agrees not to allow guests or significant others to effectively occupy the property without homeowner approval. Excessive overnight guests may be considered a lease violation. 8. Shared Living Expectations Tenant agrees to: Maintain cleanliness in shared spaces Respect roommates Avoid excessive noise or disruptive behavior Treat the property respectfully Clean up after themselves in common areas Help maintain a comfortable shared living environment To help manage utility costs fairly, the thermostat should generally remain between 68-72 degrees unless otherwise agreed upon by all occupants. Tenant agrees to abide by the attached House Rules Addendum, which may be updated for reasonable household management with notice. 9. Renewal / Move-Out Notice Tenant must provide at least 45 days written notice before the lease end date regarding: Intent to renew lease OR Intent to move out Failure to provide notice may affect eligibility for renewal and/or security deposit return as permitted by law. 10. Background and Income Verification By signing this Agreement, Tenant agrees to: A background check Income verification and/or guarantor verification if requested False information on the rental application may result in denial or termination of tenancy. 11. Termination Failure to comply with this Agreement may result in termination of tenancy in accordance with applicable landlord-tenant laws.
