UTILITIES: Tenants are responsible for all utilities (electric, gas, water, trash removal, and recycling). INTERNET: Landlord provides internet EXTERIOR CARE: Landlord provides lawn care. Tenants are responsible for snow removal. LEASE TERM: Different options available. Please discuss with leasing coordinator. NO SMOKING: No smoking on this property. ZERO DRUG POLICY: Illegal drugs are prohibited on the property. PETS: Dogs allowed (up to 2 with a total combined weight of 100lbs). No cats allowed. Nonrefundable one-time pet fee of $250 (for each pet) due at lease signing. $60/month pet rent (for each pet). APPLICATION FEE: $35 application fee that covers credit report, background check, eviction history, and income verification. NON-REFUNDABLE LEASE PROCESSING FEE: $50.00 (per adult) lease processing fee due with first month's rent. PRESCREEN & TOUR REQUIREMENTS: Must have a 650 or higher credit score, gross monthly income (of either one paying tenant or multiple paying tenants combined) should be 3x monthly rent, no felonies or violent crime convictions, and no evictions in the last 7 years. Proof of employment and income are required before lease signing. RENTER'S INSURANCE: Proof of renter's insurance policy required prior to move in. Tenant is required to obtain and maintain at all times during the Term insurance covering Tenant's personal property and damage to property with per occurrence limits of not less than $100,000.00. SECTION 8: This home does not participate in the Section 8 program.
