Lease Terms Rent: $2,850/month unfurnished. Fully furnished option available at $3,300/month. Due on the 1st; late fee applies after the 5th ($100) Term: 12-month lease. Smoking: Prohibited inside the home and on covered porches. Violation triggers full remediation charge. Occupancy: Named leaseholders only. Guests staying more than 14 consecutive days require written approval. No subletting, Airbnb, or short-term rental of any kind. Renters insurance: Required. Proof due before keys. Maintenance: Tenant handles HVAC filter changes and pest control after the first 30 days. Owner covers systems, appliances, and structural repairs. HOA: Property is in an HOA community. Tenant agrees to abide by community rules, including parking, trash, and amenity policies. Rules provided at signing. Qualifications: Gross household income of 3x monthly rent ($8,550 unfurnished / $9,900 furnished), 680+ credit, no evictions in the past five years, and verifiable rental history.
