Occupancy of the premises shall be limited to authorized occupants listed in the lease agreement. Tenant shall not permit unauthorized occupants, guests exceeding permitted occupancy limits, assignment of the lease, or subleasing of the property without prior written consent of Landlord and in accordance with applicable California law. Tenant agrees to comply with all applicable federal, state, local, and homeowners association (HOA) rules, regulations, and governing documents, if applicable.
