Lease terms

Tenant is responsible for payment of all utilities serving the property, including but not limited to gas, electricity, water, trash, internet, cable, and any other applicable utility services, unless otherwise expressly stated in writing by Landlord. Landlord shall be responsible for routine landscaping maintenance, including gardener services and irrigation water used solely for landscaping purposes. Rent, security deposit, and any additional amounts required under the lease agreement shall be due and payable at lease signing in accordance with the terms outlined in the lease agreement. Any prepaid rent, if applicable, shall also be due at lease signing. This is a non-smoking property. Smoking, vaping, or use of tobacco, marijuana, e-cigarettes, or similar substances by Tenant, occupants, or guests is not permitted. Tenant agrees to maintain the premises in a clean, sanitary, safe, and undamaged condition and shall promptly notify Landlord or Property Manager of any maintenance concerns, repairs, damages, leaks, or conditions that may affect the property. Tenant shall use and maintain all appliances, fixtures, plumbing, and outdoor areas in a reasonable manner and shall be responsible for damages caused by Tenant, occupants, guests, or misuse beyond normal wear and tear. Occupancy of the premises shall be limited to authorized occupants listed in the lease agreement. Tenant shall not permit unauthorized occupants, guests exceeding permitted occupancy limits, assignment of the lease, or subleasing of the property without prior written consent of Landlord and in accordance with applicable California law. Tenant agrees to comply with all applicable federal, state, local, and homeowners association (HOA) rules, regulations, and governing documents, if applicable.
