Terms at 903 E Crosier St #2

Section 8 vouchers welcome. Job verification and current landlord verification will be required for all Rent is $899 per month and is due on the 1st of each month through the Baselane Tenant Portal. Security deposit is $899. Applications must be submitted through Zillow. Tenant is responsible for electricity, gas, and snow removal. Landlord pays water and garbage and maintains the lawn. No pets. No smoking inside the property. Subleasing is not allowed without prior written approval. The unit includes access to basement laundry, designated basement storage, and off-street parking behind the property. Rent has a 4-day grace period. If rent is not received by the 5th, a $75 late fee will be charged. Beginning on the 6th, an additional $10 per day will be charged for each day rent remains unpaid, up to a maximum late fee of $325 per month. If the tenant is late more than 3 times within any 12-month lease term, or more than 4 times within any 18-month lease term, the grace period may be permanently removed for the remainder of the tenancy. Once the grace period is removed, rent is due on the 1st, a $75 late fee will be charged on the 2nd, and beginning on the 3rd, an additional $10 per day will be charged for each day rent remains unpaid, with the maximum late fee adjusted based on that structure. If any payment is returned, reversed, or charged back for any reason, it will be treated as unpaid rent and late fees may apply until the balance is paid in full. Tenant will also be responsible for any bank fees and a returned payment fee of $35 per occurrence. The security deposit is not an advance payment of rent and may not be applied by the tenant toward rent without landlord's written consent. The security deposit may be applied to unpaid rent, late fees, utilities owed through landlord, damages beyond ordinary wear and tear, cleaning, trash removal, and any other lawful charges under the lease. No person other than the tenant and approved occupants listed on the rental application may reside in the unit. Any guest staying longer than 14 consecutive days, or more than 30 days in any 12-month period, shall be considered an unauthorized occupant and requires landlord's written approval. Tenant is responsible for keeping the unit clean and in good condition, promptly reporting repair issues, and replacing light bulbs, smoke detector batteries, and furnace filters as needed. Tenant must report any existing damage, defects, or maintenance issues within 3 days of move-in. Landlord's insurance does not cover tenant's personal property. Tenant is strongly encouraged to maintain renter's insurance, including personal liability coverage.
