Lease terms

Tenant Responsibilities and Lease Terms The Tenant is responsible for payment of all utilities associated with the property, including electricity, gas, water, sewer, trash, and any other applicable utility services, unless otherwise stated in this lease. The first month's rent and the full security deposit are due before move-in. No more than one (1) pet is permitted on the property, subject to the Landlord's prior written approval and payment of a non-refundable pet deposit of $250. Rent is due on the date specified in the lease agreement. A grace period of three (3) calendar days will be provided. If rent is not received by the end of the third day, a late fee of $50 per day may be charged beginning on the fourth day, to the extent permitted by Arizona law. The Tenant agrees to maintain the property in a clean, safe, and sanitary condition throughout the lease term. The Tenant is responsible for repairing or paying for any damage to the property caused by the Tenant, members of the Tenant's household, guests, or pets, excluding normal wear and tear. To receive a full refund of the security deposit, the Tenant must return the property at the end of the lease in substantially the same condition as it was received. Any unpaid rent, cleaning costs beyond ordinary use, damages , or other lawful charges may be deducted from the security deposit in accordance with Arizona law. The Tenant must provide the Landlord with at least thirty (30) days' written notice before vacating the property at the end of the lease term. If the Tenant vacates the property before the lease expires without the Landlord's written consent or another legal basis, the Tenant may remain responsible for rent and other obligations under the lease until the lease expires or the property is re-rented, whichever occurs first, as permitted by Arizona law. The Landlord will make reasonable efforts to re-rent the property as required by Arizona law.
