Renter is responsible for maintaining the yard in good shape, including and not limited to lawn, trees and shrubs and complying with all the HOA covenants. APPLICANT SELECTION CRITERIA & NOTICE OF ELIGIBILITY REQUIREMENTS (Texas Property Code Sec. 92.3515): Pursuant to Texas law, applications may be denied based on the following grounds: 1. Credit History: Minimum credit score of 650 required. Derogatory credit marks, open bankruptcies, or history of late payments may result in denial. 2. Income Verification: Monthly gross household income must equal at least 3x the monthly rent ($7,650/month). Applicants must provide verifiable proof of income (pay stubs, tax documents, or bank statements). 3. Rental History: Satisfactory reference history with no prior evictions, unfulfilled leases, or unpaid judgments from previous landlords. 4. Criminal Background Check: Criminal history will be evaluated in accordance with local, state, and federal standards. Convictions involving violent crimes, property damage, or felony offenses may be grounds for denial. 5. Incomplete Applications: Failure to provide complete, accurate, and truthful information on the application form will result in immediate disqualification.
