Lease terms

Lease is effective for 12 months and can be renewed at the landlords discrepancy. Rent of $1,650 is due to be paid to the landlord on the first calendar day of each month. If applicable, the $50 pet rent (per pet) is due to be paid with the standard rent by the fist of the month. Only individuals/pets listed on the lease are allowed to occupy the residence longer than five days without prior agreement from the landlord. Renter is responsible for all utilities for the property. Landlord is responsible for HOA fees which includes mowing services. Renter is responsible for any HOA violations and fees. Renters must promptly inform the landlord of any maintenance needs. Landlord is responsible for major repairs unless caused by renters negligence. Smoking is not permitted inside the residence. Landlord may enter the property with notice for inspections, repairs or emergencies. Renter may not engage in illegal activity on the property, cause excessive noise or disturbances or sublease the property. Termination of the lease agreement requires a 30 day notice from the expected move out date. Renter is required to pay the rent for the remaining months of the lease if terminated prior to the completion of 12 months. Failure to comply with leasing agreement may result in eviction or legal action.
