    **Tenant Responsibility for Utilities, Maintenance, and Appliances Clause** Tenant shall be solely responsible, at Tenant's expense, for the payment of all utilities and utility services related to the Property during the Lease Term, including but not limited to electricity, water, sewer, gas, trash service, internet, cable, and any other services used by Tenant unless otherwise stated in this Lease Agreement. Tenant further agrees to maintain the Property in a clean, safe, and sanitary condition and shall be responsible for all routine maintenance, repairs, and upkeep of the Property during the Lease Term, including but not limited to lawn care, landscaping, pest control, replacement of light bulbs, air filters, smoke detector batteries, and the repair of damages caused by Tenant, occupants, guests, or invitees. Any appliances currently located within the Property and provided for Tenant's use, including but not limited to the refrigerator, stove, oven, dishwasher, microwave, washer, dryer, water heater, or HVAC equipment, shall be maintained and repaired at Tenant's sole cost and expense throughout the Lease Term. Tenant accepts all such appliances in their present condition and acknowledges that Landlord shall have no obligation to repair, replace, or maintain said appliances unless otherwise required by applicable Texas law or expressly agreed to in writing. Tenant shall promptly notify Landlord of any major damage, unsafe condition, or condition that could materially affect the Property. Failure to provide timely notice may result in Tenant being held liable for any additional damages caused by such failure.
