Move-in date no earlier than 15 June, 2026. Owner will continue routine pest control service. Tenant is responsible for all utilities and maintaining renters insurance throughout the lease term. Minimum lease term is one year. Up to two pets are permitted with applicable pet deposits/fees. A gun safe will remain on the property for tenant use; however, tenants must provide the safe access code to the owner at the time of final inspection and move-out. Owner reserves the right to conduct quarterly property wellness inspections with appropriate notice to the tenant prior to inspection. Tenant is responsible for maintaining the lawn, including mowing as needed to keep the property in compliance with neighborhood standards, with mowing expected at least every other week during peak growing seasons. Any HOA violation fees or grievances resulting from lawn neglect or exterior property condition will be the responsibility of the tenant.
