Lease terms

Rental Terms Rent: $1,850 per month, with utilities included up to reasonable normal use. Security Deposit: $1,800 due before move-in. Occupancy: Maximum of 2 occupants unless approved in writing by the owner. Lease Term: Month-to-month or 12-month lease available, depending on applicant and agreement. Utilities: Water, sewer, garbage, gas, and electricity are included with rent. Excessive utility usage may result in an additional charge or adjustment to rent with written notice. Pets: Pets may be considered with owner approval. Pet rent is $25 per month per pet. Tenant is responsible for any damage caused by pets. No unauthorized pets allowed. Smoking: No smoking, vaping, or marijuana use inside the unit or near doors/windows. Parking: Parking is allowed only in approved areas. Tenant and guests may not block driveways, neighboring properties, sidewalks, or access areas. Guests: Overnight guests are allowed on a limited basis. Long-term guests or additional occupants must be approved by the owner in writing. Noise & Respect: Tenant must keep noise at a respectful level and may not disturb neighbors or other residents on the property. Yard/Outdoor Area: Tenant may use the private fenced yard area. Tenant must keep the area clean and free of trash, pet waste, and stored junk. Maintenance: Tenant must promptly report leaks, electrical issues, plumbing problems, pests, or damage. Tenant is responsible for damage caused by negligence, misuse, guests, or pets. Appliances: Included appliances must be used properly and kept clean. Tenant may not remove, replace, or modify appliances without owner approval. Trash: Tenant must place trash in the proper bins and keep the property clean. No Illegal Activity: No illegal activity, drug activity, nuisance behavior, or unsafe conduct is allowed on the property. Alterations: No painting, drilling, remodeling, satellite dishes, security cameras, locks, or modifications without written approval. Move-In Requirements: First month's rent and security deposit must be paid before keys are given. Valid ID, completed application, and approved background/credit/income review are required. Move-Out: Tenant must return the unit clean, remove all personal belongings, return all keys/remotes, and leave the property in good condition except for normal wear and tear.
