Lease Terms & Application Requirements Deposit equal to one month's rent and first month's rent due at move-in. Tenants are responsible for all utilities. Accepted Payment Methods: Rent must be paid by personal check, cashier's check, money order, or electronic transfer. Cash is not accepted. Dogs are permitted with a refundable $500 pet deposit. All dogs must be approved prior to move-in, which includes a meet-and-greet. Approval is based on documented criteria provided with the application materials. No smoking on the premises. Tenants are required to maintain an active renters insurance policy throughout the lease term with a minimum liability coverage of $100,000. Proof of coverage must be provided prior to move-in, and the landlord must be listed as an interested party on the policy. All occupants 18 years of age or older are required to submit a separate application. Screening includes credit, rental history, and income verification. Income Requirement: Applicants must demonstrate verifiable gross monthly income of at least $8,250 (three times the monthly rent). Proof of income is required and may include recent pay stubs, employer verification, tax returns, or bank statements. Credit Requirement: A minimum credit score of 700 is required. Applications with credit scores below this threshold may be declined. Factors such as outstanding collections, prior evictions, or a history of late payments may also be considered during the screening process. Rental History: Applicants must provide at least two years of verifiable rental history with no prior evictions. Previous landlords will be contacted as part of the screening process. Applications will only be considered after the applicant has completed an in-person tour of the property.
