Lease terms

RENT AND FINANCIALS: Tenant agrees to pay a base monthly rent of $2,750.00. Tenant is approved for a total number of pet(s). Tenant is permitted a maximum of three (3) approved domestic pets. An additional pet rent of $40 per month, per approved pet, shall be added to the total monthly rent obligation. Unauthorized pets are strictly prohibited and subject to immediate fines. Tenant shall pay an additional monthly pet rent of $40.00 per pet, bringing the total combined monthly rent obligation to $2,790 for 1 pet / $2,830 for 2 pets / $2,870 for 3 pets. DEPOSIT REQUIRED AT SIGNING: To fully execute this agreement, Tenant shall pay a total combined refundable deposit of $3,500.00 immediately upon lease signing. This is structured as a $2,750.00 standard Security Deposit and a $750.00 Pet Deposit. These deposits will be held by Landlord in accordance with A.R.S. 33-1321. Utilities Responsibilities: Tenant is 100% responsible for setting up and paying all utilities (electricity, water, sewer, trash, gas, internet). Accounts must be transferred into the Tenant's name by the lease start date. No Smoking Policy: This property is strictly smoke-free. Smoking or vaping tobacco, marijuana, or any other substance is entirely prohibited inside the home and garage.
