Welcome to Your New Home Dear Prospective Resident, Thank you for your interest in renting our home. We are committed to providing a safe, comfortable, and well-maintained residence for our tenants. The following guidelines are intended to create a positive rental experience while helping protect the property and maintain good relationships with our neighbors. Application & Qualification Every adult (18 years of age or older) who will occupy the home must complete a rental application. Applicants may be subject to income verification, credit history, background screening, and rental reference checks. Applicants should have verifiable income sufficient to meet monthly rental obligations. A valid government-issued photo ID is required. Lease Terms Rent is due on the first day of each month. Late payments may result in late fees as permitted under New Mexico law and the lease agreement. A security deposit is required before move-in. All lease terms must be followed throughout the tenancy. Occupancy Only individuals listed on the lease may reside in the home. Long-term guests require prior written approval. Subleasing or assigning the lease is prohibited unless approved in writing by the landlord. Respect for the Property Tenants agree to: Keep the home clean and sanitary. Promptly report maintenance concerns or repairs. Use appliances and fixtures responsibly. Dispose of trash and recycling properly. Avoid any activity that may damage the property. No alterations, painting, installation of fixtures, or major improvements may be made without prior written approval. Maintenance Responsibilities Tenant responsibilities include: Replacing light bulbs and HVAC filters, if applicable. Keeping smoke and carbon monoxide detectors unobstructed and notifying the landlord if they are not functioning properly. Maintaining outdoor areas assigned to the tenant, unless otherwise specified in the lease. Preventing plumbing clogs by using fixtures appropriately. The landlord is responsible for major repairs and maintaining systems required by law. Noise & Neighborhood Courtesy Our home is located within a community where neighbors value peace and respect. Please: Keep noise at reasonable levels, especially during evening and early morning hours. Be respectful of neighboring properties. Follow any applicable neighborhood or homeowners' association rules. Parking Park only in designated parking areas. Vehicles must be currently registered and operable. No vehicle repairs or storage of inoperable vehicles on the property. Smoking Smoking and vaping are not permitted inside the home. If smoking is permitted outdoors, cigarette waste must be disposed of safely and responsibly. Pets Pets are permitted only with prior written approval. Approved pets must: Be properly licensed and vaccinated. Be supervised at all times. Not create excessive noise or nuisance. Have waste cleaned up immediately. Additional deposits or monthly pet fees may apply. Utilities The lease will specify which utilities are the tenant's responsibility. Utility accounts should be transferred into the tenant's name before move-in when required. Renters Insurance Tenants are strongly encouraged to maintain renters insurance throughout the lease term to protect personal belongings and provide liability coverage. Entry to the Property The landlord will provide advance notice before entering the property except in emergencies or when otherwise permitted by New Mexico law. Safety For everyone's safety: Test smoke detectors regularly. Never disable smoke or carbon monoxide detectors. Do not overload electrical outlets. Report hazardous conditions immediately. Prohibited Activities The following are prohibited: Illegal activities of any kind. Unauthorized business operations that violate zoning or lease terms. Hazardous materials or unsafe storage practices. Unauthorized short-term rentals. Damage, neglect, or intentional destruction of the property. Move-Out Expectations At the end of the lease: Return all keys, garage remotes, and access devices. Remove all personal belongings. Leave the property in clean condition, allowing for normal wear and tear. Provide a forwarding address for return of any applicable security deposit in accordance with New Mexico law. Communication Good communication helps resolve issues quickly. Please notify the landlord promptly regarding maintenance concerns, emergencies, or questions about the property. We appreciate tenants who treat this home with the same care and respect they would their own.
