Tenant will have access to shared common areas including the kitchen, living room, laundry facilities, and outdoor spaces. This home offers a quiet and comfortable living environment and is ideal for a single occupant. Rent is $600 per month with a $1,200 security deposit. HOA application, background screening, income verification, rental references, and HOA approval are required prior to occupancy. Utilities are included based on the owner's established average monthly usage. The average will be determined using the previous three months of utility bills prior to tenant occupancy. Any utility costs exceeding the established average shall be the responsibility of the tenant. Single occupancy only. No additional residents are permitted. No smoking inside the home. Pets may be considered on a case-by-case basis with prior approval and a non-refundable pet fee. Renter's insurance is required and must remain active throughout the tenancy. Proof of coverage must be provided prior to move-in. The owner is not responsible for loss, theft, or damage to the tenant's personal belongings. Tenant may furnish their private room with personal belongings as desired. Any personal belongings of significant value should be documented in writing at move-in. All furniture, appliances, decorations, household items, and personal property located within the residence and common areas belong to the owner, Robert, unless otherwise agreed to in writing. Any unauthorized removal, theft, destruction, or damage of the owner's property shall be considered a material violation of the lease and may result in lease termination, financial liability, and referral to law enforcement. Tenant must comply with all HOA rules and regulations. Parking is available in accordance with HOA guidelines. Month-to-month tenancy. Either party may terminate the agreement with thirty (30) days written notice.
