Lease terms

~ 12 months lease ~ Rent does not include heat; heat supplied by well-maintained Rinnai which uses propane and only heats Unit 4. Owner pays town water&septic and wifi as well as garbage/recycling/compost removal, snow-plowing and lawn-mowing. Tenant is encouraged to turn heat down to 60 degrees when leaving the premises for eight hours or more (like a workday, or a vacation) to save on propane costs. The wifi is included and decent but If tenant requires stronger wifi they are welcome to set up and pay for increased service. ~ Use of air-conditioning unit in the summer months is extra ~ to be negotiated with landlord but a $25 minimum per month of usage. ~ Tenant has access to seasonal shared laundry-room - March through December - with coin-operated (cold-water only) washer & dryer. Shared bike storage on premises. ~ WINTER CHORES: Tenant responsible (along with the other tenants at 9 Cedar) for shoveling from door to driveway and keeping that little pathway clear of snow and salted if icy. Folks just usually grab a shovel and it takes a few moments but tenant must be able to do this. And, if one is occasionally not able to move their car for the snow plowing then one is responsible that day for shoveling their own parking spot flat so driveway doesn't become hazardous to other tenants.
