Lease Terms: **Do not apply through the Zillow link, screening to be performed outside of Zillow.** -Must show 1 year history of on-time rent/mortgage payments, 1 year employment history at ~3x rent, 1 professional or landlord reference. Criminal background check will be performed. This requirement applies for each tenant (income negotiable for multi-tenant leases). -Renters insurance required. -Tenant pays electric and internet. Basic Cable, water, sewer, trash, included with rent. -No smoking (of any kind) in unit. -Tenant responsible for snow removal of deck, around HVAC condenser, and within 3 feet of parked car. -The Fire Marshal is not a fan of BBQ. No wood/charcoal/gas firepits or grills are allowed on the property. The Marshal also requires the fire escape door on the deck to be kept clear and accessible. -Pets: Subject to approval (any size dog OK, I care much more about whether they are well behaved fur-tenants). One-time $500 pet fee, or $50/month pet rent (fee is per pet). Additional HOA Pet rules: Max 3 pets per unit. Sadly, no chickens allowed. Any pet causing a nuisance/ disturbance/ noise shall be removed within 3 days written notice. Pets are not allowed on decks unattended. Pets shall not be allowed to make messes on decks or within 20 feet of buildings or in flower beds (if you're wondering what this leaves for options, there is a walking trail 50 feet from the unit, and the association backs up to Belden Forest). 0 tolerance policy on failure to leash or pick up after pets. No disposing of kitty litter in drains or toilets.
