Lease terms

Part 1. Financial Details 1. Lease for 3 months or more, with the exact number to be determined. We'll need to see if we like or minimally tolerate each other before considering extending the lease. 2. Rent is 850 USD per month, utilities included, within reasonable use. To be specific, let's say no more than 2 standard deviations above an average person. 3. Rent is due on move-in date and the first day of each month thereafter. If the move-in date does not fall on the first day of the month, first rent payment is prorated accordingly. 4. Deposit is 850 USD, not to be used except for repair work in the event that something gets damaged due to the renter or utility use in excess of the generous limits described above. 5. Notice to vacate is to be provided a minimum of 30 days prior to the move-out date. 6. To discourage breaking of lease terms, there will be a punitive charge of 50 USD per instance of term broken. This applies in both directions. Part 2. Boundaries 6. The bedroom being rented out is a private space I cannot modify without your express permission. 7. The exception to this is in cases of maintenance, repairs, or emergencies, the first two to be done at 24-hour notice. 8. Bathroom, kitchen, basement, home gym, and yard are all accessible to the renter, but expect to share them. 9. You may park on the on the yard space outlined for vehicles or the driveway, depending on which spot is more conveniently open. Only one vehicle is to be parked, although a reasonable number of visitors can park on the street. Part 3. Lifestyle 10. Guests may come over in between 6 AM and 11 PM. 11. Guest parking cannot exceed the capacity of the property. It is the renter's responsibility to make sure that their guests have proper parking spot. 12. Guests may not stay overnight without my express permission. 13. Quiet hours are in between 12 PM and 6 AM. 14. Chores are to be divided evenly - you will find that by sharing the chores, we can really streamline the process for our benefits. Part 4. Miscellaneous 15. Smoking must be done outdoors. 16. Pets are allowed, but appropriate steps must be taken to prevent permanent damage to furniture / fixtures. Any such damages will be taken from the deposit. 17. Subletting or listing on any commercial platforms is not allowed without express permission from me.
