Lease terms

1. Rent, Fees & Payments Payment Due Date: Rent is due in advance on the 1st day of each calendar month. Late Charges: Rent is considered late if not paid in full by the 5th day of the month. The landlord may charge a $25.00 late fee. Returned Check Fee: A $35.00 service charge applies to any returned check. Dispossessory (Eviction) Fees: If fees or rent remain unpaid by the 15th, the landlord may file a dispossessory action. If dismissed prior to court because you pay off the balance, you are responsible for court costs, attorney fees, a $100.00 filing fee, and a $100.00 administrative fee. 2. Occupancy & Property Usage Occupancy Limits: Maximum of 2 persons, with no more than one (1) person under the age of 18, without prior written consent. Quiet Hours: Enforced from 10:00 PM to 6:00 AM on weekdays and 11:00 PM to 6:00 AM on weekends. Violating quiet hours on 3 documented occasions constitutes a lease violation , which can lead to a $100 penalty or eviction. Business Use: The property must be used strictly as a private single-family residence; no business, trade, or profession may be operated on site. 3. Security Deposit & Notice Return Timeline: The balance of your security deposit will be returned within 30 days after lease termination , alongside an itemized statement detailing any deductions. Move-Out Notice: You must give 30 days' advance notice prior to lease expiration regarding whether you intend to extend or terminate the tenancy. Holdover Penalty: Staying past the lease expiration without consent results in a double rent charge, daily prorated, until you vacate. 4. Utilities & Maintenance Landlord Provided Utilities: Landlord covers Water, Sanitation, and Yard Services. Tenant Responsible Utilities: You are responsible for all other utilities. Electricity and gas must remain turned on through the final move-out inspection. Failing to do so results in paying reconnect fees plus a $25 administrative fee. Pest & Smoke Detectors: Tenants are explicitly responsible for termite and rodent control , and checking smoke detectors every 30 days. Alterations & Keys: No alterations, painting, or lock changes are allowed without written permission. Failing to return all keys yields a $25 re-key charge. 5. Landlord Access & Pets Landlord Access: Landlord must provide 24 hours' advance notice to enter for inspections, repairs, or showings (Monday Saturday, 9:00 AM 8:00 PM). Emergency entry (e.g., leaks, fire) requires no advance notice. Pet Policy: No pets are allowed unless a signed "Pet Exhibit" is attached. Allowed pets (with prior approval) fall under strict limits (e.g., maximum of 2 spayed/neutered cats, 1 dog at least 9 months old, etc.).
