6. The lease duration is at least 12 months. Lease will automatically renew, unless a 2 month advance notice is served by either party. Extended Lease of 24 months is preferred and acceptable with *terms /conditions at the time of start of the lease.
7. Monthly Rent MUST be set up as BANK Transfer only. All RENT must be paid as Online Payment. Direct Bank Transfer must be set up.
8. ZILLOW will be the medium of monthly BANK AUTO DEBIT / Bank Transfer payment.
9. Rent amount is due every 1st calendar day of the month. Rent paid after 3rd of every month will incur a late rent charge of $150. Monthly Rent (including Late Charge if any) must be set up as Bank Transfer (for Online payment).
10. Security deposit of 45 days ($3450) shall be paid (in advance) at the time of signing lease. Security deposit must be paid as part of Online bank transfer setup (similar to monthly rental/late charge). Full security deposit will be refunded within three calendar days of move out, provided there is no damage to the property.
11. Photos of the condition of rental property before the move in and when the lease comes to an end shall be compared. Any damage found during move out/inspection which did not exist earlier, will incur appropriate deductions from security deposit.
