Lease terms

No smoking allowed. One year lease required (6 month lease available with higher monthly rent). Security deposit of $3000. A non-refundable pet deposit of $300.00/dog will be applied, and taken from the Security Deposit given by the tenant(s), if they have any. All animals are subject to owner approval. Certain breeds of dogs are not allowed on Landlord's insurance policy, or HOA. Tenant pays all utilities (electric, gas, water, trash). Rental application/credit/background check must be submitted through "TurboTenant" for all persons over the age of 18. Cost is $50 per applicant and goes to TurboTenant and not the landlord. General rental guidelines: The gross monthly income of all lease holders should equal or exceed 3 times the rental rate (total: $6900). All income must be verifiable with 2 months most recent pay stubs. Prospective tenants must have stable work history. Rental history will be reviewed and considered. Credit history/score should reflect timely payments and lack of debt write-offs and collection accounts.
