LEASE TERM The initial Lease Term shall be eighteen (18) months unless otherwise agreed to in writing by Landlord and Tenant. Upon expiration of the Lease Term, the Lease may be renewed by written agreement of the parties or converted to a month-to-month tenancy at Landlord's discretion. RENT AND SECURITY DEPOSIT Monthly rent shall be $1,930.00 and is due on the 1st day of each month. Tenant shall pay a security deposit equal to one (1) month's rent in the amount of $1,930.00. Security deposit may not be applied toward the final month's rent. Rent, security deposit, pet deposits, and any other required fees or deposits must be paid in full and cleared prior to Tenant taking possession of the Premises or receiving keys, access devices, or entry codes. Tenant will receive three (3) house keys, one (1) mailbox key, and two (2) garage door openers at move-in. All keys, garage door openers, access devices, and other items provided by Landlord shall be returned to Landlord upon move-out in the same condition, reasonable wear and tear excepted. Tenant shall be responsible for the cost of replacing any lost, damaged, or unreturned keys, garage door openers, access devices, or other property provided by Landlord. LANDLORD ENRTY Landlord may enter the Premises for inspections, repairs, maintenance, showings, or emergencies upon reasonable notice, except in emergencies where no notice is required. TENANT RESPONSIBILITIES Tenant is responsible for routine upkeep of the Premises, including replacing HVAC filters every 60-90 days, replacing light bulbs and household batteries, and performing other minor maintenance as needed. Tenant shall also be responsible for lawn mowing and routine yard maintenance. Tenant shall keep the Premises clean, sanitary, and in good condition and shall promptly notify Landlord of any maintenance concerns, needed repairs, water leaks, plumbing issues, HVAC malfunctions, or other conditions that could cause damage to the Premises. Tenant shall not flush wipes, paper towels, feminine hygiene products, grease, or other inappropriate materials into plumbing fixtures. Tenant is responsible for the cost of repairs, damages, or service calls resulting from Tenant negligence, misuse, abuse, or failure to properly maintain the Premises. Additional maintenance and repair responsibilities may be outlined elsewhere in this Lease. Tenant shall not make any alterations, modifications, improvements, additions, or repairs to the Premises, including the structure, foundation, fixtures, appliances, landscaping, fencing, paint, or any interior or exterior feature, without the prior written approval of Landlord. Tenant is responsible for utility services for the duration of the Lease Term. Tenant shall obtain and maintain renter's insurance with a minimum of $100,000 in personal liability coverage throughout the Lease Term and shall provide proof of coverage upon request by Landlord. NO SMOKING POLICY Smoking, vaping, or the use of any tobacco, marijuana, hemp-derived, or similar products is strictly prohibited inside the dwelling, garage, or any enclosed structure on the Premises. Tenant shall be responsible for all costs associated with smoke, odor, or residue remediation resulting from a violation of this policy. PARKING No recreational vehicles, boats, trailers, commercial vehicles, or inoperable vehicles may be parked on the Premises. HOA Tenant agrees to comply with all HOA rules, regulations, and community standards. Any fines or penalties resulting from Tenant's actions or violations shall be the responsibility of Tenant. PET POLICY No pets shall be permitted on the Premises without the prior written approval of Landlord. Approved pets may be subject to additional deposits, fees, pet rent, breed restrictions, and other conditions per pet as established by Landlord. MOVE-OUT CLEANING Tenant shall surrender the Premises in a clean condition, free of personal property and trash, upon termination of the Lease. MILITARY CLAUSE Tenant may terminate this Lease early without penalty upon receipt of qualifying military orders as permitted by applicable federal and Texas law.
