Condominium 890 Ashford Ave. 890 Ashford Ave. Unit 4G San Juan, Puerto Rico 00907 Owner: Estate of Alfred Pappalardo Kevin Kelley-Pappalardo Trustee Of 89 Brookfield Rd Charlton Ma 01507 1 Bedroom Unit (Queen sized bed) Fully equipped Kitchen Cable TV, Stereo, A/C Laundry facilities on property General Provisions 1. Tenant(s)/Guest(s) is/are responsible for the upkeep of this rental unit while the unit is under their control. Any misuse, or neglect, of the property which causes damage to said property, either inside or outside the property, is the responsibility of the guest(s). Damage amounts not paid when the property is vacated will be deducted from the Security / Damage Deposit amount (see below) collected from the guest at the signing of this contract. Tenant is responsible for any guests brought into the condo and responsible for any damage done by them. Tenant(s) shall maintain the premises in a clean condition. Rubbish should be placed in a proper receptacle in the apartment, or in the hallway trash closet. Sliding Doors and windows must be closed each time apartment is vacant. Storms come up quite suddenly in Puerto Rico. Fans, Air Conditioner, TV, and other appliances should be shut off whenever you leave the premises. The door, and the iron gate, should be locked whenever you leave the premises. 2. Any materials considered "hazardous" are NOT to be moved into, or kept inside, the premises. Damage, or fire, caused by such materials, because of their introduction into the property by the guest(s), will be considered a violation of this agreement. Such a violation will result in forfeiture of all security/ damage funds (mentioned below), forfeiture of all rental funds, and immediate dismissal from the property. 3. The Tenant(s) shall not operate any musical equipment, radio, TV, or other like device in a manner offensive to the other occupants of the building. Any rule, regulation, and covenants that apply to condo "890 Ashford Ave" are to be adhered to by the guest(s). 4. Utilities ( water, cable access) are included as part of this agreement. 5. Property is to be occupied by no more than the number of individuals (including any children) mentioned within this agreement. Pets are NOT allowed. The Tenant(s) shall not assign, or sublet, any part, or whole, of the leased premises, nor allow any other person(s) not listed in this contract, to occupy this unit without first obtaining permission from the owner. 6.The Owner, or Designee, shall have access to the premises at a reasonable time for the purpose of inspection or to make necessary repairs, or in the case of emergency. Condominium 890 Ashford Ave, Apt 4G, San Juan, PR 00907 RENTAL PERIOD, AMOUNT, AND PAYMENT METHOD The rental period is to start on April 15th, 2026 at 2:P.M. local time and end on April 15th, 2027 at 11:00 A.M. local time. The rental fee for the leased premises for that period is $1,900.00 per month (U.S. currency) . A rental deposit of $1,900 is to be paid by the guest(s) at time of this contract payable to .. Payment for the two above amounts may be paid by electronic payment to owner by the 15th day of each month SECURITY/DAMAGE DEPOSIT 1. A security/damage deposit of $1,000.00 is required to rent this property. This amount will be refunded in its entirety approximately one (1) month,(30 days) after departure. IF no damage to the premises was incurred, and the Keys have been returned to the owner. There is a replacement charge of $200.00 PER lost Key or Beeper. 2. If the property has been damaged as a result of misuse, neglect, or accident, then the cost for all repairs (in US dollars), which includes parts/articles, labor fees, legal fees, fines, attorneys fees, etc. needed to restore the rental home to the condition it was when the guest rented the property, will be assessed. If damage(s) exceeds the security/damage deposit, then guest(s) must pay the difference in full, including legal fees, fines, and attorneys fees, as assessed by the property owner. LIABILITY WAIVER The property owner assumes no responsibility for lost, stolen, or damaged items that belong to the guest(s). This includes losses resulting directly, or indirectly from natural events such as storms, hurricanes, or other acts of nature. In incidents such us fire, a breakdown of equipment or machinery, acts of war, strikes, theft, pilferage, epidemics, quarantines, or cancellation or delay of airline travel, or any similar incident, the owner shall not be held liable or responsible for any additional expense or loss sustained by the guest(s) as a result of such occurrences.
