General Terms Lease Duration: 12-month fixed-term lease minimum. Rent Payment: Due on the 1st of each month via Zelle, or bank transfer. Security Deposit: $3,600 Held in a dedicated trust account as required by WA law. Last Month's Rent: Required at lease signing. Tenant Financial Responsibilities Utilities: Tenant is responsible for gas, electric, water, garbage, recycling, and yard waste. Maintenance: Tenant is responsible for minor upkeep (e.g., light bulbs, HVAC filters) and maintaining the cleanliness of the interior and backyard. Pets: Up to 2 pets allowed with prior approval. Pet Rent: $50/month Pet Deposit: $400 (Refundable). House Rules & Policies Smoking/Tobacco Policy: Strictly prohibited (includes smoking, vaping, and tobacco products inside the home and on all outdoor premises). Parking & Access: One garage fob, one gate fob, and two sets of keys provided. 2-car garage, with 2 car capacity driveway. Street parking is permitted for up to 48-hours per HOA policy. One dedicated parking permit provided for the dock area. Unauthorized vehicles parked in reserved spaces are subject to towing. Guest Policy: Guests staying longer than 14 days in any 6-month period require written landlord approval. Important Legal Disclosures Move-In Checklist: A move-in condition report must be completed and signed by both parties at possession to document property condition. Septic System: This property utilizes a septic system. A specific Septic System Addendum is required, detailing prohibited items (e.g., wet wipes, harsh chemicals) and tenant responsibilities for misuse. Reporting: Tenants are required to report all maintenance or repair needs to the landlord immediately in writing.
