LEASE TERMS Rent: $2,100 per month Available for move-in: July 31, 2026 One-year lease minimum Longer lease terms may be considered Security Deposit: $2,100 Non-Refundable Cleaning Fee: $300 Rent due on the 1st of each month Automatic monthly rent payments required via Zelle or other approved electronic payment method Renter's insurance required prior to move-in and maintained throughout tenancy Property is non-smoking No smoking, vaping, marijuana use, e-cigarettes, or similar products permitted inside the home, garage, or on the property APPLIANCES INCLUDED Refrigerator Dishwasher Range/Oven Microwave Garbage Disposal Washer/Dryer Hookups (tenant provides washer and dryer) SUMMERSET VILLAGE HOA COMMUNITY Residents must comply with all HOA rules and regulations, including but not limited to: Front and rear yard maintenance required Weeds must be controlled and removed regularly Front landscaping and shrubs must be maintained Trash containers may only be visible on designated collection days Vehicles must be registered and operational No RVs, boats, trailers, or commercial vehicle parking unless permitted by HOA regulations PEST & WEED CONTROL The property is currently serviced by established pest control and weed control vendors. Tenant shall be responsible for the cost of ongoing pest control and weed control services throughout the tenancy. To maintain continuity of service and property condition, Tenant shall maintain uninterrupted pest control and weed control service through Landlord's existing service providers unless otherwise approved in writing by Landlord. Any HOA fines, violations, or penalties resulting from tenant actions, failure to maintain the property, landscaping violations, trash violations, parking violations, or failure to maintain required pest/weed services may become the responsibility of the tenant as outlined in the lease agreement. SCREENING CRITERIA Qualified applicants generally demonstrate: Credit score of approximately 650 or higher Gross monthly household income of at least three (3) times the monthly rent ($6,300+ per month) Positive rental history Stable employment or verifiable income Satisfactory credit, rental, income, and background screening Ability to meet all lease requirements APPLICATION PROCESS Applications will be reviewed in the order received. All applicants age 18 and older must complete Zillow's application, credit report, and background screening. Applicants selected to move forward may be asked to provide: Proof of income Recent pay stubs and/or tax returns Government-issued photo identification Rental history information Employer information Proof of renter's insurance prior to move-in Utility account setup confirmation prior to occupancy ADDITIONAL LEASE INFORMATION All adult occupants must apply and be listed on the lease All leaseholders are jointly and severally responsible for lease obligations Late fees apply in accordance with the lease agreement Security deposit, cleaning fee, pet fees (if applicable), and first month's rent must be paid prior to move-in Property must be maintained in a clean and sanitary condition throughout tenancy Tenant is responsible for all utilities unless otherwise stated in the lease Tenant shall promptly report maintenance issues to prevent further damage to the property SHOWING INFORMATION The property is currently occupied.
