The villa includes air conditioning and heating, a washer and dryer, and WiFi. Pet-friendly and family-ready, the villa also offers self check-in and free parking. Pool heat is available for an additional $35 per day of stay, with at least a week's notice required. Propane for the grill must be provided by the guest.

Disney World, SeaWorld, and Universal Studios are all within a comfortable drive, making it simple to balance full park days with restful evenings back at the house. The property is just a couple minutes walking distance to the clubhouse.
Quiet hours are observed between 10:00 PM and 8:00 AM. There is absolutely no smoking and no drugs allowed inside the home or elsewhere on the property. The individual making the reservation must be at least 21 years of age and must be one of the guests staying at the property. Late check-outs not approved in writing will be fined up to $250. The number of vehicles on property should never exceed three per reservation. Commercial vehicles, trailers, motorcycles, RVs, and similar vehicles are strictly prohibited anywhere in the community and are not eligible for parking passes. Violations may result in towing or fines per HOA rules. Failure to properly dispose of trash can result in fines up to $300. The host reserves the right to terminate a reservation without refund, and/or pursue monetary fines if guests are found to be in violation of any house rules. A pet fee of up to $150 security deposit is applied for dogs, with written notification and approval required.
