Monthly Rent $4750 Move-in Costs: First month's rent (4750) + Refundable Security Deposit (4750). Total due at signing: $9998 (In compliance with Washington state law, a 3-month consecutive installment plan for the deposit is available to the tenant upon written request). Utilities Tenant is strictly responsible for establishing accounts and paying all utilities directly, including Snohomish County PUD (electricity) and Olympic View Water & Sewer (water/sewer/garbage). Landscaping & Irrigation Tenant must maintain the yard and is strictly prohibited from turning off, altering, or disrupting the property's automated watering/irrigation system. Keeping the landscaping healthy is a direct tenant responsibility. HOA Compliance Property is subject to the strict rules and covenants of the Kiley Lane Condominium Association. Tenants must fully comply with all neighborhood bylaws. Any monetary fines assessed by the HOA due to tenant violations will be billed directly to the tenant's ledger as added rent and collected immediately. Property Customization No structural changes, modifications, or painting of walls is permitted without explicit, written approval from the owner. Renters Insurance Proof of a comprehensive renters insurance policy is required prior to key hand-off
