Lease terms

Tenants would pay for water/sewer, electricity/gas, garbage/recycle/yard waste throughout the lease term. High speed internet charges of $100.00 paid monthly by tenants. Current rate is set by the internet provider (future changes per provider updates) and includes up to 1 Gbps Download and up to 1 Gbps upload speeds. Changes are available upon request and at the internet provider's rates. - 1st, last month's rent and security deposit is required upon signing. - Minimum one year lease required. - Pets are okay and evaluated case by case with additional deposit and rent. - No smoking. - No co-signers accepted. - Renters insurance is required. - Minimum credit score: 700+. - Verified income ratio: 3:1. - Comprehensive reusable screening reports by a consumer reporting agency are not accepted. Full Tenant screening report is done by a third-party source via a link for $50.00/applicant. The full screening consists of a credit history report, former residency report, employer and salary verification report, and criminal history report. - Submission of bank statements for the last six months and paystubs may be required. - No application(s) accepted until the potential tenant(s) have toured the property by appointment.
