Lease terms

Application process: 1) Interested applicants must fill out a short questionnaire form (free and takes about 5 minutes - we do not collect SSN, run credit, etc.) - It's in Google Forms. Zillow removes hyperlinks from listings so just hit the blue "ask a question" button below and I'll send it to you. This form must be completed prior to showing. 2) Next, if you meet our initial criteria, we will contact you to schedule a showing of the property. 3) Formal application can be completed via Zillow after showing and will be processed in 1-3 business days so you know the decision and can plan accordingly. Due at move-in: First month's rent + security deposit (via cashier's check), proof that utilities have been transferred into new tenant's name, proof of renter's insurance listing landlord as additional insured. Initial lease term: 12 months Pets: One or two small dogs or cats (35 lbs. or less, pending insurance requirement approval) will incur a non-refundable pet fee of $200 per animal, due at move-in. No large dogs. No smoking of any kind. Tenants responsible for lawn maintenance and snow removal. For an additional $100/mo, during warmer months, landlord will arrange weekly lawn maintenance. Tenant(s) will be selected based on a combination of the following factors: 1) Identity verification; 2) judgment and lien search results; 3) credit report results; 4) past eviction search results; 5) criminal background search results; 6) current or prior residence verification; 7) verification of previous landlord experiences; 8) employment verification; 9) income (gross monthly income of 3X rent or greater). Tenant will be responsible for all utilities. We do not accept re-usable tenant screening reports.
