Lease terms

Lease Terms Lease Term: 12-month lease. Monthly Rent: As advertised. Security Deposit: $750 (subject to approval). Move-In Funds: First month's rent, last month's rent, and security deposit due at lease signing. Application Screening: Credit, criminal background, income, and rental history verification required for all applicants age 18 and older. Income Requirement: Gross household income must be at least 3 times the monthly rent. Credit Requirement: Good credit preferred (generally 670+), although all applications are evaluated based on overall qualifications. Utilities Included: Heat, hot water, and cooking gas. Tenant-Paid Utilities: Electricity, cable/internet, and any other services not specifically listed as included. Parking: One parking decal included (where applicable). Additional parking, if available, may be leased for an additional monthly fee. Storage: Private storage units are available for an additional monthly fee, subject to availability. Smoking: No smoking or vaping is permitted inside the apartment, on balconies, or anywhere inside the building. Pets: No pets permitted. Occupancy: Maximum occupancy limits apply in accordance with applicable laws and community rules. Renter's Insurance: Proof of renter's insurance is required before move-in and must be maintained throughout the lease term. Maintenance Responsibilities: Tenants are responsible for maintaining the apartment in a clean and sanitary condition, promptly reporting maintenance issues, replacing light bulbs and HVAC filters (if applicable), and complying with condominium rules and regulations. Community Rules: Residents and guests must comply with all Pine Hill Condominium rules, including parking, noise, common area use, and trash disposal requirements.
