Lease terms

Lease Terms & Rental Conditions This rental agreement is for the approved signing renter only and applies to the private room and approved shared spaces within the home. Intent of Stay This stay is intended for working professionals, traveling nurses, students, or responsible renters who are looking for a clean, reliable, and peaceful place to stay. This home is best suited for someone who enjoys a quiet and clean living environment and is comfortable sharing a home with roommates who equally respect, care for, and value the property. Because this is a shared home, all renters are expected to be mindful of noise, cleanliness, shared spaces, and the comfort of others in the home. Lease Duration The lease duration is typically 6 months to 1 year. Shorter stays may be considered but must be approved by the landlord in advance and are treated as exceptions. Rent, Deposit, and Payment Monthly rent is due on the agreed due date and must be paid through the approved payment method. Any deposit, cleaning fee, pet fee, or other agreed fee will be listed in writing before move-in. Utilities and Internet Utilities and internet are included in the monthly rental price for normal residential use by the approved renter only. Unauthorized occupants, unauthorized overnight stays, excessive utility use, or misuse of utilities may result in additional charges or lease enforcement action. Occupancy and Guests This rental agreement is for the approved signing renter only. Due to the nature of the agreement and the size of the rental room, unauthorized occupants, frequent overnight guests, or extended stays by other individuals are not permitted without landlord approval. Guests must be respectful of the home, other occupants, and house rules. Overnight guests are not permitted unless approved by the landlord in advance. Noise and Quiet Enjoyment Please be mindful of noise levels, especially during evening and nighttime hours. Music, calls, TV, and other sounds should be kept at a reasonable volume so they do not carry through the walls or disturb others in the home. Smoking No smoking is allowed on the property. This includes smoking inside the home, in the rented room, in shared spaces, or anywhere on the property. Parking Parking is included in front of the home. The renter must park only in approved parking areas and must not block driveways, sidewalks, neighboring homes, or other vehicles. Shared Spaces The renter may use approved shared areas of the home, including the kitchen, bathroom, laundry area, and common areas, as agreed. Shared spaces should be cleaned after each use and kept respectful for others in the home. Kitchen and Shared Items Shared kitchen items may be used respectfully and must be cleaned and returned after use. All provided items, including towels, blankets, pillows, kitchen items, furniture, and other household items, are property of the landlord and must remain at the property. These items may not be removed and must be left behind at the end of the stay. Cleanliness and Care of Property The renter agrees to keep the rented room and shared spaces clean, sanitary, and in reasonable condition. Trash should be disposed of properly, food should be stored appropriately, and shared areas should be left clean after use. The renter is responsible for any damage caused by misuse, negligence, unauthorized guests, or failure to follow the agreement terms. Normal wear and tear is excepted. Maintenance and Repairs The renter agrees to promptly notify the landlord of any maintenance issues, leaks, damage, clogged plumbing, safety concerns, pests, broken items, or needed repairs. The renter should not attempt major repairs or alterations without landlord approval. Landlord Access The landlord may access the rented room or shared areas for emergencies, repairs, maintenance, inspections, or other reasonable property-related needs. For non-emergency access to the rented room, the landlord will provide reasonable notice when possible. Pets Pets are not allowed unless approved by the landlord in advance. If approved, pets must be small dogs only, potty-trained, well-behaved, and not disruptive to the home. Certain breed restrictions may apply. Cats are not allowed unless specifically approved by the landlord as an exception. An additional pet fee will apply for any approved pet. Prohibited Conduct The renter may not engage in illegal activity, disruptive behavior, property damage, harassment, unsafe conduct, or any activity that interferes with the comfort, safety, or peaceful use of the home by others. Move-In and Move-Out The renter agrees to return the room and shared spaces in clean and reasonable condition at the end of the stay, normal wear and tear excepted. All keys, access devices, provided items, towels, blankets, pillows, kitchen items, and household items must be returned or left at the property. Any personal items left behind after move-out may be considered abandoned unless prior arrangements are made with the landlord. Extension or Early Move-Out Any extension of the stay must be approved by the landlord in writing before the lease end date. If the renter wishes to move out early, the renter must notify the landlord as soon as possible. Any refunds, remaining balance, or deposit handling will follow the written agreement between the landlord and renter. Agreement Enforcement Failure to follow these rental conditions may result in additional fees, loss of deposit where applicable, termination of the rental agreement, or other lease enforcement action allowed under the agreement and applicable law.
