Lease terms
Tenant agrees to pay rent on or before the due date specified in this Lease Agreement. Tenant is responsible for establishing and paying for all utilities associated with the property, including electricity, trash service, internet, cable, and telephone services. The property is served by a private well and septic system, which are maintained by the Landlord. Landlord is responsible for routine lawn care, landscaping maintenance, and snow removal. No pets are permitted. Smoking, vaping, or the use of any tobacco, marijuana, or other smoking products is strictly prohibited inside the dwelling and anywhere on the property. Any damage or additional cleaning required as a result of smoking or unauthorized pets shall be the responsibility of the Tenant. Only the individuals listed on this Lease may occupy the property. Guests staying longer than fourteen (14) consecutive days or more than twenty-one (21) days within any six-month period must receive prior written approval from the Landlord. Tenant agrees to maintain the property in a clean, safe, and sanitary condition and to promptly notify the Landlord of any maintenance issues or repairs needed. Tenant shall be responsible for any damage to the property caused by negligence, misuse, or intentional acts of the Tenant, household members, or guests. Tenant shall not paint, remodel, install fixtures, or make any alterations to the property without the Landlord's prior written consent. No illegal activity shall occur on the premises. Tenant agrees to conduct themselves in a manner that does not create excessive noise or otherwise disturb neighbors. Parking is permitted only in designated areas, and no inoperable, unlicensed, or abandoned vehicles may be stored on the property. Tenant acknowledges receiving the property in clean, good condition and agrees to return it in substantially the same condition at the end of the lease, ordinary wear and tear excepted. Tenant is encouraged to maintain renter's insurance to protect personal property and provide liability coverage. Failure to comply with any provision of this Lease Agreement may constitute a default and may result in termination of the tenancy and any other remedies available to the Landlord under applicable law.
