Lease terms

Lease Duration: 12 months minimum with possibility of renewal. Utilities: Tenant is responsible for gas and electricity only. Water, sewer, and trash are included. Any utility charges not separately metered to the unit are covered by the owner through HOA assessments. Smoking: No smoking of any kind permitted inside the unit. Parking: Parking is by HOA permit only. Up to two parking permits are available through the Association. Tenant must comply with all parking rules in Section 5 of the Rules and Regulations. Visitor parking in designated areas only. Pets: One pet permitted per household. Weight limit is thirty pounds per current HOA Rules and Regulations. Pitbulls and certain other breeds are prohibited per HOA rules and Adams County restrictions. All pets must be registered with the HOA including photo and description prior to move-in. Pets must be on a leash on all Common Elements at all times. Pets must be kept inside the unit when not attended by owner. No pet enclosures or gates on the porch. Tenant responsible for cleaning up after pet at all times. Pets not permitted in pool area. Maintenance: Tenant is responsible for keeping the unit and the assigned porch and patio area clean, sanitary, and in good condition per Section 6.1 of the Declaration. Landlord handles major maintenance and repairs. Tenant must report any issues promptly. Tenant is liable for any damage to Common Elements caused by themselves, their guests, or their pets. Pool Access: Tenant has access to the community pool during open season. One pool key is provided pool key is property of the Association and will be recalled if pool rules are violated. Full pool rules are attached to this lease and incorporated herein. Trash: All trash must be placed in designated containers provided throughout the property. No large items such as furniture or appliances may be disposed of at trash containers. Patio Rules: Electric grills only. Charcoal and propane grills are strictly prohibited per fire and insurance regulations. No refrigerators or freezers on the patio. Permitted patio items include patio furniture, electric grills, potted plants, and bicycles. Renters Insurance: Tenant is required to obtain and maintain renters insurance throughout the lease term. The Association's insurance covers the building structure only and does not cover tenant personal belongings. HOA Compliance: Tenant is subject to all HOA governing documents including the Declaration, Bylaws, and Rules and Regulations, a copy of which will be provided at lease signing. Any failure by tenant to comply with any governing document constitutes a default under this lease per Section 12.8(b) of the Declaration. Any fines or costs resulting from tenant's HOA violations are the tenant's responsibility. Security Deposit: $3,075 (one and a half month's rent) due at lease signing. Returned within 60 days of lease termination in accordance with C.R.S. 38-12-102, less any itemized deductions for damages beyond normal wear and tear.
