Lease Term & Pricing -2, 3, 8 and 12 month lease options -$2950/mo Security Deposit & Move-In Condition A refundable $500 security deposit will be collected. A move-in condition checklist describing the unit's condition (including all furniture and finishes) will be signed by both landlord and tenant at commencement of tenancy, as required for deposit collection under Washington law. Deposits will be held in a trust account, and must be returned, with an itemized statement of any deductions, within 30 days after tenancy ends. Utilities & Services -$150/mo flat rate for all electricity, water/sewer and high speed cable internet. Occupancy & Furnishing The unit is fully furnished. The two bedroom spaces can be furnished with beds, or one room can be set as a home office prior to move in. Tenant agrees to maintain all furnishings in good order and report maintenance issues promptly. Compliance & Disclosures Landlord will provide all required Washington and Seattle disclosures, including: A copy of the Seattle Tenant Rights Handbook; Security deposit receipt and account information; Required lead-based paint/health & safety notices if applicable. Seattle law prohibits penalties in month-to-month rental agreements based solely on a one-month tenancy. Maintenance & Repairs Landlord is responsible for maintaining the premises in habitable condition and complying with all applicable building, health, and safety codes. Tenant agrees to keep the unit clean and sanitary and to promptly notify the landlord of any issues requiring repair. Notice Requirements For month-to-month tenancy following the fixed term (if agreed), either party must provide at least 20 days' written notice prior to the end of a rental period to terminate the tenancy, consistent with Washington law. Restrictions & Rules Smoking, vaping or tobacco use (anywhere on the entire property), pets, subletting are prohibited. Tenant agrees to follow these policies and understands that violations could lead to lease termination under local law and/or additional fines set at a minimum of $200 per violation.
