Lease terms

The apartment is offered fully furnished (with some flexibility for unfurnished arrangement) for single occupancy, with an initial three-month lease followed by month-to-month tenancy. Longer stays are welcome. Electricity, water, trash, and Wi-Fi are included in the monthly rent, making the apartment completely move-in ready with no separate utility accounts to establish. First and last month's rent, plus a $1,000 security deposit, are required at move-in. Street parking is available within steps of the property. Smoking is not permitted anywhere on the premises. One cat or small dog may be considered on a case-by-case basis with prior approval and an additional refundable pet deposit. The tenant is responsible for keeping the apartment reasonably clean, disposing of household trash, and promptly reporting maintenance concerns. The owner is responsible for property maintenance and necessary repairs. Applicant qualifications: Verifiable gross monthly income of at least 2.5 times the monthly rent, a minimum credit score of 680, positive rental history, and verifiable funds for all required move-in costs. Self-employed, contract, and project-based applicants may document income through tax returns, bank statements, signed contracts, and other lawful, verifiable sources of income.
