Terms & Conditions for Rental Property Address: 8728 Winter Breeze Way, Sarasota, FL 34241 1. Lease Term Minimum 12 month lease required. Lease start date: June 1, 2026. 2. Rent & Payments Monthly rent: $2,400. Rent is due on the 1st of each month. Late fees apply after a grace period as outlined in the lease. 3. Security Deposit June Special: $1,200 deposit (50% off standard rate). Deposit must be paid in full prior to move in. Refundable based on property condition at move out. 4. Application Requirements No application fee. Completed rental application required. Background check & credit check required for all adult occupants. 5. Occupancy Rules Maximum occupancy must comply with local housing regulations. All residents must be listed on the lease. 6. Pet Policy Pets allowed with restrictions (breed restrictions apply). All pets must be approved prior to move in. 7. Maintenance Responsibilities Landlord handles major repairs and structural maintenance. Tenant responsible for basic upkeep, cleanliness, and reporting issues promptly. Damage caused by tenant negligence will be billed to tenant. 8. Community Rules Tenant must follow all HOA rules for Skye Ranch community. Violations may result in fines charged to the tenant. 9. Utilities Tenant responsible for all utilities unless otherwise stated in the lease. Utility accounts must be transferred to tenant before move in. 10.
