Lease terms

Lease Terms Tenant is responsible for all utilities associated with the property, including electricity, gas, water, sewer, trash, cable, and internet unless otherwise stated in writing. Owner will provide and cover landscaping maintenance, pool maintenance, and routine pest control services. The garage is not included with the lease. Tenant will have access to driveway and street parking only. Street parking must comply with all City of Scottsdale parking regulations and HOA rules, if applicable. Rent is due on the agreed-upon due date each month. Any late payments may be subject to late fees as outlined in the lease agreement and permitted under Arizona law. A security deposit will be collected prior to move-in and may be used for damages beyond normal wear and tear, unpaid rent, cleaning costs, or lease violations in accordance with Arizona Residential Landlord and Tenant Act guidelines. Tenant agrees to maintain the property in a clean and sanitary condition and promptly notify Owner of any maintenance or repair concerns. Smoking of any kind is prohibited inside the home. Unauthorized occupants, subleasing, or short-term rentals (including Airbnb or VRBO listings) are prohibited unless approved in writing by Owner. Tenant agrees to comply with all HOA rules, community regulations, noise ordinances, and City of Scottsdale regulations during the lease term. Quiet hours shall be observed in accordance with local Scottsdale ordinances and HOA requirements, if applicable. Pets are not permitted unless specifically approved in writing by Owner and may require additional deposits or monthly pet rent. Tenant is responsible for replacing air filters regularly and maintaining basic upkeep of the home during occupancy. Owner or Owner's representatives may enter the property with proper notice as permitted under Arizona law for inspections, repairs, maintenance, or emergencies. At move-out, Tenant agrees to return the property in substantially the same condition as received, excluding normal wear and tear.
