Each applicant must be willing to agree to the following basic terms and policies, in addition to all other terms included in our standard lease agreement. The home is offered at $4,995 per month. All utilities (electricity, water/sewer/garbage, natural gas, and internet/wifi) are the responsibility of the tenant. We ask for a refundable security deposit of $2,500 and if bringing pets (pets welcome!), a refundable pet deposit of $250 per pet (max of 4 pets total). The earliest the home is available is July 1, 2026 and is offered on a fixed term, 12-month lease. On-site parking is available. Smoking or vaping (inclusive of tobacco and cannabis products) is allowed in the yard only, at least 25 feet away from the house. Any evidence of smoking or vaping within the home will result in a complete loss of the security deposit and is grounds for eviction from the property. No illegal drug use or other criminal activity allowed. Yard must be maintained via biweekly mowing and monthly weeding and pruning. This obligation can be fulfilled by the tenant at their time/cost or by the owner via a $250/monthly fee paid by the tenant.

Location, location, LOCATION! This home is half a block from Fred Meyer, two pharmacies, and Sandel Park. Walk just three blocks to the heart of the Greenwood neighborhood to catch the bus, shop at Trader Joe's and have fun at two karaoke bars, restaurants, breweries, bars, and more.
The house is 1,175 sq feet sitting on a 6,350 square foot lot with an enormous yard that is fully fenced and great for cookouts and dogs (cats and other pets are also welcome!). Mature Italian prune and cherry trees, as well as blueberry bushes and other ornamental trees (make friends with the neighbors who have raspberries and figs too!). Four garden beds in the front yard are ready for your gardening adventures (more inside the fence to be removed or replaced this summer in consultation with new tenants!). Owners are also open to your ideas on planting and replacing other shrubs, trees and flowers!
Tons of storage in the attic, and additional storage in the freestanding garage. One off street parking spot in the front, plenty of on-street parking in front of the house, and garage accessible from the alley for additional parking, if preferred. Parking pad inside the backyard fence large enough to accommodate a boat or RV. No EV charger but owners open to a discussion about it if desired by tenants.

Zoned for Greenwood Elementary (walkable!), Robert Eagle Staff Middle School, and Ingraham High School (with option school Licton Spring K-8). Multiple high-quality childcare centers located 3-10 blocks away (including one with which we have personal experience and can share details). Several school age (and younger!) kids on the block.
Managed locally by the owners who lived in this home for more than a decade, and now live just a mile away. Owners are recommended on FurnishedFinders (for a different rental unit) for being very responsive to tenant needs. Next door and nearby neighbors are fantastic, and have occasional neighborhood gatherings.
Home is offered on a fixed-term, 12 month lease with rent of $4,995/month. All utilities are the responsibility of the tenants. Yard maintenance can be structured as the responsibility of the tenant, or a monthly recurring fee of $250 (biweekly mowing and monthly weeding and pruning is essential!). Deposits and fees required include last months' rent, a fully refundable security deposit ($2,500), a fully refundable pet deposit ($250 per animal, with a 4 pet maximum, negotiable for the right combination of small and large pets; service animals not subject to deposits or limits), a $45 application fee paid directly to the screening company.
