Lease terms

Monthly Rent: $2,500/month Lease Term: 12 months Security Deposit: Due at lease signing. First Month's Rent: Due in full before move-in and possession of the property. Utilities: Tenant is responsible for all utilities and services associated with the property. Lawn Care: Included in the monthly rent. Lawn service will be provided every two weeks during the growing season, including mowing, edging, and weed-eating. Smoking: No smoking or vaping is permitted inside the property. Pets: No pets are permitted. Maintenance: Tenant is responsible for routine upkeep, cleanliness, and any damage caused by the Tenant or their guests. Normal wear and tear is the Landlord's responsibility. HOA Requirements: Tenant must comply with all applicable rules, regulations, restrictions, and guidelines of the Riverwood Homeowner's Association (Riverwood Farms HOA). The current Rules and Regulations will be provided for review before lease signing. HOA Violations: Tenant may be responsible for costs, fines, or other charges resulting from violations of applicable HOA rules by the Tenant or their guests, to the extent permitted by the lease and applicable law. Minimum Income: Applicants must demonstrate gross, verifiable household income of at least 3 times the monthly rent ($7,500/month). Minimum Credit Score: Applicants must have a minimum credit score of 650. Rental History: Applicants must have satisfactory rental history and no recent evictions or outstanding landlord-related debts. Additional Screening: All applicants are subject to verification of income, employment, rental history, credit, and background information.
