Smoking is only permitted in designated areas, specifically: * The garage, provided the garage door remains open at all times while smoking; or * The sunroom, provided all windows remain open during use. Any evidence of smoking inside the residence (including odor, residue, or damage) will be considered a violation of this lease and may result in penalties, cleaning fees, or termination of the lease. 2. Maintenance and Repairs Tenant agrees to maintain the premises in a clean, safe, and sanitary condition. Tenant shall be responsible for: * Any repairs resulting from misuse, negligence, or intentional damage caused by the tenant, occupants, or guests. * The cost of repairs up to a $300 deductible per repair incident, regardless of cause. Utilities Tenant is responsible for all utilities associated with the property, including but not limited to: * Electricity * Water and sewer * Trash services * Internet and cable (if applicable) All utilities must be transferred into the tenant's name prior to occupancy and maintained in good standing throughout the lease term. 4. General Condition of Property Tenant agrees to return the property in the same condition as received, normal wear and tear excepted. Any excessive damage or required cleaning beyond normal use may result in deductions from the security deposit. 5. Compliance with Laws and Regulations Tenant agrees to comply with all local, state, and federal laws, as well as any homeowners' association (HOA) rules.
