Lease terms

* Lease Term: The initial lease term shall be twelve (12) months. * HOA Application: Tenant is responsible for all HOA application fees, screening fees, and any related costs required for occupancy approval by the homeowners association. * HOA Dues: Monthly HOA dues shall be paid by the Owner. * Utilities: Tenant is responsible for establishing and maintaining electric service in their name and shall pay all electric charges directly to the utility provider. * Water, Sewer, Trash, Cable & Internet: A flat monthly fee of $200 will be charged to Tenant for water, sewer, trash collection, cable, and internet services. This amount is included in the total monthly rent of $2,500. * Smoking Policy: Smoking of any kind, including cigarettes, cigars, vaping, or marijuana, is strictly prohibited inside the property, on balconies/patios, and within common areas of the community. * Pets: Cats are permitted. One (1) dog is permitted, subject to Owner approval, and must weigh no more than 25 pounds. Tenant is fully responsible for any pet-related damages. Service animals are permitted in accordance with applicable law and must be supported by appropriate documentation where legally permitted. * Parking: Street parking is prohibited. Tenant shall use the three (3) designated parking spaces assigned to the townhome. Guest parking is available within walking distance and must be used in accordance with HOA regulations. Unauthorized or improperly parked vehicles may be subject to towing at Tenant's expense. * HOA Rules & Regulations: Tenant agrees to comply with all HOA rules, regulations, bylaws, and community guidelines. A copy of the HOA rules will be provided prior to occupancy. Any fines, violations, or penalties resulting from Tenant's actions, negligence, or guests shall be the sole responsibility of the Tenant.
